Philip Gibilisco: Construction Inspector

Philip Gibilisco is the Property Manager at Chicago Street Apartments, Omaha for about 15 years. Philip Giblisco is responsible for setting the initial rent level, collecting rent from tenants and adjusting the rent. The major concern of Philips is to manage tenants. It involves from finding the tenants and dealing with complaints to initiating evictions. He manages the property including regular maintenance and emergency repairs. He received the degree in Civil Engineering from Metropolitan Technical Community College, Omaha.

Philip started his career as a machinist. He set up and operates a variety of machine tools to produce precision parts and instruments. It includes precision instrument makers who fabricate, modify, or repair mechanical instruments.

According to Philip, Quality measures and controls are most commonly used in manufacturing but are also applied to many other industries and processes, including construction. Quality involves three main areas: customer expectations, fitness for use and conforming to requirements, but in construction, quality is applied to the defined scope of the construction project, the budget of the project and the schedule for completion.

The main focus of construction project should be prominent in the inspection process at all times. The client's needs are central to the defined scope. Budget is a close second in importance to defined scope in construction inspection. Philip provide project to the client on time and within the budget. He manages the checklist and status report.

Coordinating sourcing and purchase of materials and labor are crucial to completing quality projects and satisfying clients. Philip is a well-organized constructor and always prepares well-documented guidelines, as they are key to a successful project.
